Final Fantasy XIVhas one of the most robust and occasionally controversial housing systems in the MMO space. Two of the key features players need to know about housing inFFXIVare demolitions and relocation. If you want to prevent your estate from evaporating into thin air or move it somewhere else, this is everything you need to know.

HowFFXIVhousing demolition works for private estates

There are two different types of houses you can buy and build inFFXIV: private estates and Free Company houses. The former is for a single player to be the sole owner of the location, while the latter is for entire FCs to call home. In the case of housing demolition for a private estate, you have an ongoing countdown for your plot of land.

If you don’t physically step into your house for a period of time, you run the risk of losing your house entirely. While you do get 80% of your precious Gil back from the purchase you made for the house and any furnishings not destroyed in the demolition process, that is pretty much it. Everything else is gone for good. In addition, you only have 35 days after auto-demolition happens to reclaim these items.

The countdown for housing demolition works as follows:

Essentially, housing demolition works so you have45 days in totalto step into your house as the owner and prevent the auto-demolition. Note that renewing your subscription or logging into the game is not enough. You need to actually enter your home while playing as the owner of the house.

This auto-demolition also goes for people who buy a plot of land but never actually build a house on it. You have 45 days to build your house or the land goes back into the market for someone else to buy it.

How housing demolition works for Free Companies

The housing demolition for Free Company estates is a bit different than the private ones. It does work with the same countdown of 45 days until the building and plot of land is lost for good, and someone else can claim it. However, the key difference is it doesn’t have to be a specific person to walk into the estate to prevent its demolition, such as the FC leader.

Any of the Free Company members who walk into the home will prevent auto-demolition from happening. The main goal here is to ensure you have at least one player in your FC to log in and enter the home every month or and you should be good to go.

FFXIV housing demolition and relocation explained

How to relocate your house inFFXIV

Let’s say you set up your house on a particular plot of land in a certain housing district but want to willingly move it elsewhere or upgrade to a larger plot. Housing relocation is possible inFFXIVthese days but it has some quirks you should know about. For one, it pretty much works exactly as the process of buying a house in the first place. So you have a leg up in this way.

Thehousing system works on a lottery systemand you have to put up the amount of money for an open plot of land to purchase it. A few days later after the lottery ends, someone is randomly chosen from the participants to own it. You likely went through this process already for your initial house unless you bought it prior to the housing purchase changes.

Once you win the lottery on an open plot of land, you just need to select the option to relocate your estate from your current plot to the new one and you’re good to go. Housing relocation works for both private estates and Free Companies alike.
